see that you can take down walls easily on first and second floor so that you can lease to commercial activity like bank etc. in future 

ensure that you have multiple entry doors for the flats in other floors so that you can rent them as single rooms in future (in case you want to do your own AirBnb etc.) 

this might be efforts in beginning but it will yield fruits if you can purpose building for multiple uses in future - u never know what’s in store after 10 years for your area

I went to Tirupati in 2021 December and stayed in Airbnb owned by Raveendra babu

It’s near the ailipiri flyover near to cafe cofee day
