150k means 12.5 gross per month

so net you get around might be 8-9k

2600 sqft home assuming 220 per sqft with upgrades will cost 600k

10 pc down means 540k loan @ 7% APR ... which is roughly 5000 EMI Per month + 2500 for utilities and home maintenance

so 7500 total gone in 8-9k. with no trips extras and luxuries or car EMI etc or home improvements etc

Now tell

@sarvayogi anna 540k loan @7% APR ante monthly interest entha ? nuvvu 5K EMI per month ela vachindi

chepta inuko .. I told utilities and home maintenance

electricity

water

gas

sewer

trash

internet

pest control

lawn care

furniture konte monthly EMI

monthly groceries both american and Indian

top to lawn care oka 1000 esko...initki konna items ki EMI minimum 500 esko...groceries inka cheap lo 1000 esko

konni you can do DIY and konni sarlu EMI or groceries can be more

blind rule is house EMI + 50% of it for rest of stuff combined

bottom line is never go with fellow desi mates..vallu konnaru ani manam konali

its all financial discipline

40% of net ki ekkkada dorikite akkada buy and pay off loan soon

5% down chesi 800k illu konollu bayataki show off...but lopala literally paycheck to paycheck..
