Unless you are not going to stay don't make them one better keep them seperately so that you can find more capable tenants or buyers...

Not a great idea...manadi bombay life style kadu, duplex appts iragabadi konataniki. That's a small market. Don't go for it.

You may be able to sell it if you don't like, but you'll regret at the end.
