Condo buying suggestions

I am single and started full time and got H1B for 3 years which will start in October. There is condo listed near my office at 125K which is 2 bed 1 bath.

HOA IS 300 per month and Mortgage check chestey rent kanna cheap ostundi.. 

Schools bagalevvuu.. which i dont care as of now :)

Location: Atlanta downtown.

CONS - 2BR only 1 bath, Schools, Downtown (not sure how safe it is), Does HOA covers water / cable anything?  Resale value kastam ilanti situations lo.. advantage of being near to downtown is rental value.. but you have only 1 bath.. that is big drawback.

HOA covers water and sewer. area is relatively not bad. safe anpinchidi.. GA tech daggara undi.

HOA and  current rent in that area for such condos combined ga nee mortgage kanna thakkuva unte go for it. Single guy vi antunnav kabatti oka bedroom nuvvu use cheskunna, you can rent out the 2nd room. Bayata nuvvu single room entha pay chesthavo adhi and aa abbai iche amount kalipi nee mortgage and HOA vellipothe you will be good. In case nuvvu move out ayeena condos can be easily rent out. Visa emanna aithe, housing market padipothe, repu bhoomi baddalu aithe ane thoughts unte konaku, investments lo eppudu risk untadhi, adhi konchem theda kottina nee life lo em change raadhu anukunte go for it. go for 2 bed 2 bath... koncham construction new aaite better... leka pote special assessment ani malli savadobutaru...

Condos eppudu HOA ekkuva untadi...300 pretty normal..it included water which is almost 50 to 125 .. and exterior maintenance.. so 300 is OK.

right now market is good.. and i would suggest buy a single family house instead of condo . here are reasons

1) Condon is $125k - antey  20% down $25k, approx $600 mortage + $300 Escrow + $300 HOA = $1200 pm varaku katathav.. Condo is just another use and throw apartment type feel. 

2) Single family house around $300 ki konnavu anuko , 10% down - $30k, mortgage for $270k approx  $1200, escrow - $400, HOA may be $50 = $1650 pm. with no tension of HOA evaluation and single family houses appreciate alot with market and sell faster than condos. it should feel like a you HOME not an apartment. No need to buy another house even after marriage, and good schools too. you will have good memories in that house.
