If the property is earned by your parents, they can decide what they want to do with it and when. If it is inherited, parents don’t have much say or control on it. This was the law before - not sure what it now.

You are in the US and may not be needing money as badly as he may be needing it. It has to happen someday - just do it when are able to and when your parents are alive. The sooner, the better - no need to drag matters. Consult with a lawyer to do it the right way.
