Here diff is 250 its mainly lot and sft drives the price offocurse facing and plan too , non construction also upgrades are least that will add value to homes

 

Here, they are 7000 sft homes - always close to 1M.... COVID pushed them to 1.5M

Both are 20 years old homes, 1st one has new flooring, new luxury kitchen, luxury bathrooms , wet bar, huge deck,patio , all closets redone , entire home bas luxury lighting and electrical fixtures  - 200k is less if you do professional, that guy is handy and with WFH he did most himself with help of plumber he hired .. easily 400k if you hire .

That made the home sell for 1.5M in 3 hours after listing...

Another bakra paid 1.3M thinking he is getting a steal for 2nd home... Can't wait to see that bakra ( obviously desi) once they move in...

Yaa one sold fecently one sold two months back so to analayze the trend
