Firstly you don't know if this 6% would start or not. You can always refinance if the rates go down. You can always do a heloc or home equity loan and pull some money if your property appreciates and put that money in a new investment that overweight's the current interest rates. 
Secondly, Property taxes will drastically get reduced after you are 60 since you don't have to pay for the school Dist. He talks like a old man, guessing he is old..

Finally with renting he wouldn't get any benefit except for an increased rent every year

Fate enti vayaa. Look for homes that you can afford over time. Every month 3K rent katey badulu 3K payment vunna house kontey saripodhi. If you cannot afford it you can leave it and plan as and when you can. I really don't think there will be a big crash. even if there is one that point home affordability, rent affordability will be pretty high. 

 

As an example, if you borrowed 500K for Mortgage in 2022 the monthly payment would be around $2,100 vs in 2023 payment would be $3,100. That is close to 35% extra payment. Nobody know when the interest rates go down. Do you think that home prices are down 35% since then? Then why wait

Home purchase is a big commitment.. financially and professionally as well.. you look at schools, job location for commute, community etc etc… 3000 rent katte locality lo 3000 mortgage ki homes raavu..

Very true. but you have to make a decision if you really want the house to make a compromise on something else. You ll put more money (monthly) initially as your Mortgage is fixed but your rent is not as they go up every year. 

Asala, what is the point of even discussing this. @Sonu_Patel will not buy a home anytime soon, because he earlier said the house is for show off to their in laws. So there is no sense in even discussing!

PS: @Sonu_Patel not trying hurt it brother. You need to understand your priority and make a choice of buying a house or not. Be a man, Be an adult!
