Lot of people are in this tough situation who signed last year with ~2% in rates and waiting to close with ~6% rates this year , monthly emi will be more than double than you have planned.

how much earnest money you might loose if you back out?

even property tax is like 2000 per month for many.

if you are buying in Texas,

your property tax is almost your rent, so you are not actually saving anything.

But if you rent you cannot invite your friends and relatives for house warming and show off your home

same is the case with property taxes, right? thats not anything just handing it over to government.

The logic of instead of renting, buy home stopped working 3 years back.

Most of the places are like this with increased house prices.

Specifically Here in Texas, its Pay Rent (TAX)and Pay EMI.

Just put numbers on paper and see if you still feel the same.

people paid thousands of earnest money 💰 💰 not thinking of this scenario and out of peer pressure.

They are now losing in either way .

people who are upgrading their homes to newer ones won't have any problems. They will be bringing loads of cash at the time of closing.

That equity you build in a year should be more than what you pay over a year interms of hoa fee, your interest premiums and property taxes lekapothe illu konna bokke rent is the cheaper option.
