కోకాపేట భూముల వేలం ముగిసింది. మొత్తం 49.949 ఎకరాల భూమిపై ప్రభుత్వానికి రూ.2000.37 కోట్ల ఆదాయం వచ్చింది. 8 ప్లాట్లకు ఆక్షన్‌ పద్ధతిలో వేలం నిర్వహించారు. కనీస ధర ఎకరానికి రూ. 25 కోట్లుగా వేలం పాట నిర్వహించారు. గరిష్టంగా ఎకరం భూమి 60.2 కోట్ల ధర పలికింది. 1.65 ఎకరాలకు రాజ్‌పుష్ప రియాల్టీ కంపెనీ రూ.99.33 కోట్లకు బిడ్‌ వేసింది.

హైదరాబాద్ శివారు ప్రాంతంలోని ప్రభుత్వ భూముల వేలం వేశారు. కొకపేట, ఖానాపూర్ సర్కార్ భూములను కలకత్తాకు చెందిన ఎంఎస్టీసీ అనే సంస్థ ఆన్‌లైన్‌లో వేలం నిర్వహించింది. గతంలో ఉప్పల్ భగాయత్ భూముల వేలం కూడా ఇదే సంస్థ నిర్వహించింది. హెచ్ఎండిఏ ఇప్పటికే మూడు సార్లు ఆన్ లైన్ బిడ్డింగ్ ద్వారా భూముల వేలం వేసింది. మొదటిసారి రూ. 350 నుంచి 400 కోట్లు వచ్చాయి. రెండో సారి, మూడో సారి కలిపి రూ. 1000 కోట్లు వచ్చాయి.

కోకాపేటలో రాష్ట్ర ప్రభుత్వ అధీనంలో ఉన్న భూములు రూ.వేల కోట్ల ఆదాయాన్ని తెచ్చిపెట్టాయి. 49.92 ఎకరాలను ఎంఎస్‌టీసీ వెబ్‌సైట్‌ ద్వారా హైదరాబాద్‌ మహానగరాభివృద్ధి సంస్థ (హెచ్‌ఎండీఏ) ఇవాళ వేలం నిర్వహించగా రికార్డు స్థాయిలో ధర పలికింది. ఒక్కో ఎకరం కనీస ధర రూ.25 కోట్లుగా నిర్ధారించగా..వేలంలో గరిష్ఠంగా రూ.60.2 కోట్లు పలికింది. తాజా వేలంతో హెచ్‌ఎండీఏకు రూ.2వేల కోట్ల ఆదాయం సమకూరింది. అధికారులు ఊహించిన ధరకంటే కోకాపేట భూములు రెట్టింపు ధర పలకడం గమనార్హం. రాజపుష్ప స్థిరాస్తి సంస్థ గరిష్ఠ ధరతో 1.65 ఎకరాలు దక్కించుకుంది.   

కోకాపేటలోని భూములను వేలం వేయడానికి ప్రభుత్వం ఏడాది కిందట నుంచి ప్రయత్నాలు మొదలుపెట్టింది. ఇందులో భాగంగానే 49.92 ఎకరాలను అత్యాధునిక సౌకర్యాలతో కూడిన వెంచర్‌గా మార్చే పనిని హెచ్‌ఎండీఏ భుజానికెత్తుకుంది. ఈ మొత్తం భూమిని ఎనిమిది ప్లాట్లుగా విభజించింది. ఒక్కో ఎకరం కనీసం ధర రూ.25 కోట్లుగా నిర్ధారించింది. దీనికి అనుగుణంగా ఈ-వేలం నిర్వహించింది. ఈ వెంచర్‌కు నియోపొలిస్‌ పేరు పెట్టింది. అవుటర్‌ పక్కనే ఈ వెంచర్‌ ఉంది. ప్రస్తుతం ఈ వెంచర్‌లోకి అవుటర్‌ నుంచి నేరుగా రావడానికి వీలులేదు. ఫైనాన్షియల్‌ జిల్లా నుంచి కోకాపేటకు రావాలంటే ఇంటర్‌ ఛేంజ్‌లో ట్రాఫిక్‌ సమస్యలు ఏర్పడుతున్నాయి. దీన్ని అధిగమించేందుకు ప్రత్యేకంగా ట్రంపెట్‌ నిర్మిస్తున్నారు. దీనివల్ల ఎయిర్‌పోర్టు వైపు నుంచి అవుటర్‌ మీదుగా నేరుగా నియోపోలిస్‌ లేఅవుట్‌లోకి రావచ్చు. దీనికి రూ.82 కోట్లను వ్యయం చేస్తున్నారు. దీంతో ఈ నియోపోలిస్‌కు పెద్దఎత్తున డిమాండ్‌ ఏర్పడింది.

idi villa plots kadu bro, the skyline will dot 40-60 floor buildings. 150msft office space coming up in this SEZ, the area is about 660 acres and dantlo government is going to spend few hundred crores in building infra like roads, water, electricity etc. this is being touted at the downtown of Hyderabad going forward. No more new villas will come up in kokapet as the land value got so expensive and every thing will be a skyscraper going forward.

I grew up in Kokapet. Relocated back to India in December and I live in a villa here now. The area has become very upscale with villa projects upwards of 10 cr+. People are flocking to buy homes everyday and there is a severe shortage of villas and builders have already bought up most of the land from Kokapet till Shankarpally/Chevella to build apartments/villas. The infrastructure is good and rapidly changing. Quality of living here is comparable to areas in US like Dallaspuram/Atlanta/Cary/Bay Area

Anyday no Indian city qualifies to compare with remote places in US . Based on quality of life , infrastructure and services.
