May be you should live here once before you decide that.. There are plenty of Americans that go to China and marvel at the infrastructure there and realize how they were wrong.. Hyderabad is no way comparable to Chinese cities but still as someone that personally lived in both these places life is very comparable..

The move of the Telangana Rashtra Samithi government led by chief minister K Chandrasekhar Rao to mobilise financial resources by auctioning the prime lands on the outskirts of Hyderabad is paying rich dividends.

On Thursday, the Hyderabad Metropolitan Development Authority (HMDA) conducted e-auction of 49.92 acres of land at Kokapet on the outskirts of the city and to its pleasant surprise, it received tremendous response from the bidders.

The HMDA has fixed an upset price of Rs 25 crore per acre for the land for the auction through MSTC Ltd, (Metal Scrap Trade Corporation Ltd), a Central Public Sector Enterprise involved in diversified e-commerce services.

 

But the HMDA received the highest bid for Rs 50 crore per acre, which is double the upset price. In all, the lands were divided into eight plots and as many as 60 bidders took part in the auction. The venture, fully developed by the HMDA, has been named as Neopolis.

By evening, all the eight plots were sold away in the auction – four in the morning and another four in the evening. Since the venture is very close to the Outer Ring Road, the demand was very high. 

The HMDA is also developing a specialised route at a cost of Rs 82 crore so as to facilitate people to have direct entry into the venture from the ORR from the airport, to avoid traffic disruptions.

Enthused by the huge response to the Kokapet land auction, the HMDA is getting ready for the auction of 15 acres of land at Khanamet on Friday. This venture has been named as Golden Mile. The government hopes to get much bigger response to the auction of this venture.

ఖానామెట్‌లో ఎకరం రూ.55 కోట్లు

ఖానామెట్‌ భూముల వేలం ప్రక్రియ ముగిసింది. ఖానామెట్‌లో ఉన్న 14.91 ఎకరాలను 5 ప్లాట్లుగా విభజించి శుక్రవారం హెచ్‌ఎండీఏ ఆన్‌లైన్‌ వేలం నిర్వహించగా రూ.729.41 కోట్ల ఆదాయం సమకూరింది. భూముల వేలంలో ఎకరం సగటు ధర రూ.48.92 కోట్లు, గరిష్ఠంగా రూ.55 కోట్లు పలికింది. 2.92 ఎకరాలను రూ.160.60 కోట్లకు మంజీరా కన్‌స్ట్రక్షన్స్‌ దక్కించుకుంది. 3.15 ఎకరాలను రూ.153.09 కోట్లకు లింక్‌వెల్‌ టెలీ సిస్టమ్స్‌ కైవసం చేసుకుంది. ఎకరాకు రూ.48.60 కోట్ల చొప్పున లింక్‌వెల్‌ సిస్టమ్స్‌ కొనుగోలు చేసింది. మరో రెండు ఎకరాలను 46.2 కోట్లకు అదే సంస్థ కొనుగోలు చేసింది. 3.69 ఎకరాలు రూ.185.98 కోట్లకు జీవీపీఆర్‌ ఇంజినీర్స్‌, 3.15 ఎకరాలు రూ.137.34 కోట్లకు అప్‌టౌన్‌ లైఫ్‌ ప్రాజెక్టు కొనుగోలు చేశాయి. ఈ ప్రాంతంలో వాణిజ్యపరమైన సముదాయాలు, వినోదభరిత ప్రాంతాలు, రవాణా సౌకర్యం ఉండడంతో ఖానామెట్‌ భూములు అధిక ధర పలికాయి. భూములకు ఎలాంటి చిక్కులు లేవని, సింగిల్ విండో ద్వారా నిర్ణీత కాల వ్యవధిలో త్వరితగతిన అనుమతులు ఇస్తామని టీఎస్ఐఐసీ తెలిపింది.

కోకాపేటలోని భూములను వేలం వేయడానికి ప్రభుత్వం ఏడాది కిందట నుంచి ప్రయత్నాలు మొదలుపెట్టింది. ఇందులో భాగంగానే 49.92 ఎకరాలను అత్యాధునిక సౌకర్యాలతో కూడిన వెంచర్‌గా మార్చే పనిని హెచ్‌ఎండీఏ భుజానికెత్తుకుంది. ఈ మొత్తం భూమిని ఎనిమిది ప్లాట్లుగా విభజించింది. ఒక్కో ఎకరం కనీసం ధర రూ.25 కోట్లుగా నిర్ధారించింది. దీనికి అనుగుణంగా ఈ-వేలం నిర్వహించింది. ఈ వెంచర్‌కు నియోపొలిస్‌ పేరు పెట్టింది. అవుటర్‌ పక్కనే ఈ వెంచర్‌ ఉంది. ప్రస్తుతం ఈ వెంచర్‌లోకి అవుటర్‌ నుంచి నేరుగా రావడానికి వీలులేదు. ఫైనాన్షియల్‌ జిల్లా నుంచి కోకాపేటకు రావాలంటే ఇంటర్‌ ఛేంజ్‌లో ట్రాఫిక్‌ సమస్యలు ఏర్పడుతున్నాయి. దీన్ని అధిగమించేందుకు ప్రత్యేకంగా ట్రంపెట్‌ నిర్మిస్తున్నారు. దీనివల్ల ఎయిర్‌పోర్టు వైపు నుంచి అవుటర్‌ మీదుగా నేరుగా నియోపోలిస్‌ లేఅవుట్‌లోకి రావచ్చు. దీనికి రూ.82 కోట్లను వ్యయం చేస్తున్నారు. దీంతో ఈ నియోపోలిస్‌కు పెద్దఎత్తున డిమాండ్‌ ఏర్పడింది.

గతంలో కోకాపేట చుట్టుపక్కల వేలం వేసినప్పుడు ఎకరా రూ.40 కోట్ల ధర పలికింది. ఈసారి దీనికి మించి రూ.45 కోట్ల నుంచి రూ.50 కోట్ల మధ్య ధరపలికే అవకాశం ఉందని అధికారులు అభిప్రాయపడుతున్నారు. రెండు మూడు అంతర్జాతీయ సంస్థలు వేలంలో పాల్గొంటున్నట్లు అధికారవర్గాలు తెలిపాయి. ఈ నియోపోలిస్‌ వెంచర్‌ ఏర్పాట్లన్నింటిని పురపాలక శాఖ ముఖ్యకార్యదర్శి అర్వింద్‌కుమార్‌ దగ్గరుండి పర్యవేక్షించారు. వెంచర్‌ లోపల వంద అడుగుల రోడ్లను కూడా ఏర్పాటు చేశారు. మరోవైపు ఖానామెట్‌లోని 15.01 ఎకరాలను రేపు వేలం వేయడానికి టీఎస్‌ఐఐసీ ఏర్పాట్లు చేసింది. ఈ వెంచర్‌కు గోల్డెన్‌ మైల్‌ అని పేరు పెట్టారు. ఈ భూములకు కూడా భారీ ధర దక్కే అవకాశం ఉందని చెబుతున్నారు.

నగరంలోని ఖానామెట్‌లో భూ వేలంపై  కేసీఆర్ సర్కార్‌కు హైకోర్టులో ఎదురుదెబ్బ తగిలింది. ఖానామెట్‌లోని మూడెకరాల స్మశాన వాటిక వేలాన్ని ఆపాలని హైకోర్టు ఆదేశించింది. ఖనామెట్‌లో గొల్డెన్ మైల్‌లోని 15 ఎకరాలను ప్రభుత్వం వేలం వేసింది. కాగా 15 ఎకరాల్లో మూడెకరాల స్మశానం ఉంది. ఆ స్మశాన స్థలాన్ని  తెలంగాణ ప్రభుత్వం వేలానికి పెట్టింది. దీంతో స్మశానవాటిక వేళాన్ని ఆపాలంటూ స్థానికులు హైకోర్టును ఆశ్రయించారు. తమ పూర్వికుల సమాధులున్నాయని కోర్టుకు స్థానికులు నివేదించారు. తాము సెంటిమెంట్‌గా భావించే సమాధులను పరిరక్షించాలని కోర్టుకు విన్నవించారు. దీనిపై విచారించిన హైకోర్టు తాత్కలికంగా స్మశాన వేలాన్ని నిలిపివేస్తూ ఉత్తర్వులు జారీ చేసింది.
